Power Washing for Homes in Columbia, Rocheport and Jefferson City

Power washing brings back the surfaces you walk on and look at every day. The method is matched to the material, because pressure that is right for concrete will wreck a cedar deck.

A concrete surface being pressure washed, with the pressure washer visible at the edge.

What this service actually involves

Most of what dulls a mid Missouri exterior is organic. Green growth on the north side, algae in the mortar joints, black streaks running down from the roof line, and a winter of road salt and grit ground into the driveway. It builds slowly enough that homeowners stop seeing it, and then a neighbour has their drive done and the difference is impossible to miss.

The wrong approach does real harm. Too much pressure drives water behind siding, furs the surface of soft wood, and cuts lines into concrete that never fade. So siding gets a low pressure soft wash, wood gets washed along the grain at a gentler setting, and only hard flat concrete sees a surface cleaner at full strength.

What is included

  • Driveways, paths and walkways washed with an even surface cleaner pass
  • Siding soft washed at low pressure, working with the laps not against them
  • Decks, steps and railings washed along the grain
  • Green growth, algae and black streaking lifted rather than scoured
  • Plants and delicate areas rinsed and protected during the work
  • A final rinse so nothing dries back onto what has just been cleaned

Why it matters

The reasons this work is worth doing on time rather than eventually.

Curb appeal returns in an afternoon

Nothing changes how a house presents faster than a clean drive and clean siding.

Growth holds moisture

Algae and moss keep surfaces damp, which shortens the life of sealant, paint and timber.

Wet growth is slippery

North facing paths and shaded steps get genuinely dangerous once a film of green takes hold.

How the process works

  1. You describe the surfacesConcrete, siding, deck or all three, with rough measurements and how shaded they are.
  2. A price and a methodKellan tells you what pressure each surface will see and why, and gives you one number.
  3. Wash in the right orderHigh surfaces before low, with plants rinsed first and protected throughout.
  4. Rinse and walk itA final rinse, then a look together while everything is still wet and honest.

How to prepare

None of this is essential, but it makes the visit quicker and the result better.

  • Move vehicles, furniture, grills and planters off the areas being washed
  • Close windows and doors on the walls being soft washed
  • Take down anything loose on the siding, such as flags or light hangings
  • Point out failing paint, soft timber or gaps you already know about
  • Make sure an outside tap is accessible and running
